Franek is not a directory that anyone can buy their way into. It is a network of licensed, insured builders who hold territory — and the exclusivity of the network is precisely what makes it worth having.
There is no shortage of builders. There is a shortage of builders homeowners can genuinely trust. That is what Franek is here to identify — and it is why vetting exists.
If you hold a current licence, your insurance is in order, and you have been building long enough to have a track record worth reviewing — the process is straightforward. The vetting is not a hurdle designed to catch you out. It is a standard that the best builders in the country already meet before they apply.
What Franek will not do is lower the bar to grow the network faster. The value of being a Franek Verified builder is that not everyone gets that designation. The seal means something because we are selective about who carries it.

Licence — confirmed against the state register
Not a self-reported number. Franek checks your licence directly with the state authority register and confirms it is current and active.
Insurance — current, not lapsed
Home building insurance must be in place and current. If it lapses, you come off the network. When it renews, you come back on. No exceptions.
Track record — completed projects and references
Franek reviews completed projects and contacts previous clients. Active complaints with the state authority are flagged. Builders with unresolved issues are not listed.
Capacity — you can deliver what you commit to
Franek does not send leads to builders who are overcommitted or under-resourced. If you cannot take on new work, your territory goes on hold — not to someone else.
When you are verified by Franek, you receive the Franek Verified seal. It is yours to use on your utes, your hoarding, your scope documents, your website, your quotes, and your proposals.
Before you walk through a homeowner's door, they already know you have been independently licence-checked and insurance-confirmed. They did not have to research you. They did not have to take your word for it. Franek already told them.
No directory listing or word-of-mouth referral delivers that. No unlicensed operator can buy the seal, claim the seal, or compete with it.

When a homeowner enquires in a suburb outside your territory, that lead doesn't disappear — it goes to the Franek builder who holds that suburb. When you are full, unavailable, or not taking new work, your overflow flows to a builder who can take it.
This is the difference between a directory and a network. Directories leave leads unmatched. Franek does not. Every qualified homeowner finds a builder — and builders who are good enough to hold territory are the only ones eligible to receive that overflow.
Builders on Franek refer to each other, cover for each other, and collectively benefit from a homeowner audience that no individual builder could build alone.
How a lead moves through the network
Homeowner enquires
Suburb, project type, budget, and timeline captured. Franek confirms they are ready — not browsing, not 18 months away.
Territory builder gets first right of refusal
The verified builder who holds that suburb is introduced first. No bidding. No competition. First right of refusal is theirs.
If passed, it goes to the network
Builder is full, unavailable, or outside their scope — the lead moves to the Franek builder network. Vetted builders who want the work and are ready for it.
Every qualified homeowner finds a builder
No lead goes unmatched. Every builder in the network benefits from the collective homeowner demand that Franek generates.
Franek is building a homeowner audience — digital marketing, SEO, referrals, and direct demand generation — suburb by suburb. As that audience grows, the value of holding a territory in a premium suburb increases with it.
Territory holders who join early lock in launch pricing and establish their territories before the demand arrives, not after. When Franek reaches the tipping point in a suburb — where homeowner demand exceeds available builder capacity — those territories become a genuine competitive asset.
Market-based pricing comes in at 12 months. The builders who moved first hold the best ground.

$375/suburb/month
Fixed across all suburbs while Franek builds lead volume. Locked for 12 months for builders who join before 30 June 2026.
From 1 July 2026
$750/suburb/month
Standard rate from 1 July. Builders who joined before 30 June remain on launch pricing until their 12-month review.
At 12-month review
Market-based pricing by territory
Pricing for each suburb is reviewed based on lead volume and ROI data. High-demand territories reflect their market value. Always with advance notice — never changed without agreement to continue.
Territory held in your name
Your suburbs belong to you for as long as you are a verified member. No one outbids you. No one is added to your territory without your knowledge. First right of refusal on every enquiry is yours alone.
Franek Verified marketing kit
Your seal, a personalised builder brochure, and a sales deck — designed and written for you by Franek. You do not touch them. Franek builds them when you are verified and keeps them current.
Qualified leads — not raw enquiries
Land confirmed. Finance in place. Budget known. Timeline within six months. Franek has the awkward "are you actually ready?" conversation before you hear a word. You only speak to homeowners who can proceed.
Network referrals
When leads land outside your territory, or when you are full, they move within the Franek network. Qualified homeowners always find a builder. The collective demand benefits every member who is active and available.
Monthly pipeline report
Enquiry volume, conversion status, and leads by suburb — delivered each month. You always know what is coming, where it is coming from, and what your territory is worth.
Market and territory intelligence
Which suburbs are growing. Where project values are highest. Which territories have gaps. Franek brings commercial intelligence to help you hold the right territory — not just any territory.
Tell Franek about your business and the suburbs you want to hold. Applications are reviewed within 48 hours. Builders who join before 30 June 2026 lock in $375/suburb/month — the launch rate before the first pricing review.
