    Builder's licence — verified, not self-reported

    Franek checks the relevant state authority register directly — VBA in Victoria, QBCC in Queensland, NSW Fair Trading in New South Wales, and equivalent bodies in other states. The licence number is displayed on every builder profile so you can verify it yourself. If it lapses, the builder is removed the same day.

    Home building insurance — confirmed with the insurer

    Home building insurance is mandatory for residential projects above the threshold in every state — called Domestic Building Insurance in Victoria, Home Building Compensation in NSW, and Home Warranty Insurance elsewhere. Franek confirms the policy is current and names the insurer on the builder's profile. Most directories do not check. Most do not even ask.

What if there's no builder in my postcode yet?

How long does the matching process take?

If a verified builder is operating in your postcode and has capacity, Franek can make the introduction within 48 hours of receiving your enquiry. If the builder is at capacity, Franek will let you know and offer a verified alternative in a nearby postcode where possible.

Do I have to accept the builder Franek recommends?

No. The introduction is a recommendation, not a contract. If the fit is not right, say so. Franek would rather you wait for the right match than proceed with the wrong one.

Will I get a fixed-price quote?

Franek's builders do not produce fixed-price quotes on limited information — that is how bad numbers get made. After the introduction, your builder will either conduct a paid scope engagement to understand your project properly before pricing, or work on a cost-plus basis where you see every cost and the margin is agreed upfront. Either way, you know what you are paying for and why.
