Every builder on Franek is licence-confirmed, insurance-verified, and holds an exclusive territory. Enter your suburb — Franek will confirm coverage and connect you.
Free to enquire. $500 service fee applied to your build if you proceed — returned if you don't.
Four things are verified before any builder appears on Franek. All four must pass. There is no partial listing.
See the full vetting process →Builder's licence — verified, not self-reported
Franek checks the relevant state authority register directly — VBA in Victoria, QBCC in Queensland, NSW Fair Trading in New South Wales, and equivalent bodies in other states. The licence number is displayed on every builder profile so you can verify it yourself. If it lapses, the builder is removed the same day.
Home building insurance — confirmed with the insurer
Home building insurance is mandatory for residential projects above the threshold in every state — called Domestic Building Insurance in Victoria, Home Building Compensation in NSW, and Home Warranty Insurance elsewhere. Franek confirms the policy is current and names the insurer on the builder's profile. Most directories do not check. Most do not even ask.
Track record — reviewed, not just rated
Franek contacts previous clients. Reviews completed projects. Flags active complaints with the relevant state authority. This is not a star rating from anonymous reviews. It is a verified record.
Financial stability — assessed before listing
Builder insolvency is the number one fear for homeowners. Franek reviews financial indicators before any builder joins the network. A builder who is overcommitted or financially stressed does not appear on Franek.
Most platforms send your details to three, four, five builders at once. That sounds like choice. In practice, it means five phone calls in 48 hours, five numbers pulled from thin air to win the job, and no way to tell which builder is actually right for your project.

Before Franek introduces you to a builder, you lodge a $500 service fee.
Franek holds it. Not the builder. Not a third party you have never heard of.
If you proceed, it is applied toward your build. If you decide not to proceed — for any reason — your $500 is returned in full. No conditions. No waiting period.
Builders on Franek do not waste time on speculative enquiries. Homeowners on Franek do not get matched with a builder stretched across too many leads.
The deposit makes every introduction count for both sides. When your builder knows you have put money down, they treat the conversation differently.
Find my builderApplied to your build if you proceed. Returned in full if you don't.
Franek works differently. Not faster — better. One introduction to one verified builder in your area.

Lodge your $500 service fee
$500 applied toward your build. It confirms you are ready for a genuine conversation — not a speculative one. Franek holds the deposit. If you choose not to proceed, it is returned in full.
Franek confirms your builder
Before the introduction, Franek tells you exactly what they've independently confirmed: licence current, insurance in place, track record reviewed. You're not browsing a directory — Franek has done the work.
One introduction
Franek connects you directly with your builder. One conversation. No auction. No competing quotes from strangers.
Build with confidence
Your builder knows your suburb, has capacity for your project, and has been independently verified. The rest is between you and them.
Finding a builder on Franek is free. When you are ready to be introduced to your matched builder, Franek asks for a $500 service fee. It is fully refundable if you do not proceed, no questions asked. The deposit is a signal to your builder that you are genuinely ready to build.
The deposit is a commitment signal, not a fee. It tells the builder you are ready to have a serious conversation. If you proceed, it is applied toward your build. If you decide not to proceed, it is returned in full. Franek does not earn revenue from deposits — Franek is paid by the builder's monthly subscription.
Franek is available Australia-wide. Enter your postcode to confirm coverage in your area.
If a verified builder is operating in your postcode and has capacity, Franek can introduce you within 48 hours of lodging your deposit. If the builder is at capacity, Franek will let you know and offer an alternative in a nearby postcode.
No. The introduction is a recommendation, not a contract. If the fit is not right, say so. Franek would rather you wait for the right match than proceed with the wrong one.
Franek's builders do not produce fixed-price quotes on limited information — that is how bad numbers get made. After the introduction, your builder will either conduct a paid scope engagement to understand your project properly before pricing, or work on a cost-plus basis where you see every cost and the margin is agreed upfront. Either way, you know what you are paying for and why.
